The design featured a dynamic, energy-efficient “smart glass” facade capable of changing tint based on sunlight. This highly fragile, highly expensive material was imported from specialized manufacturers in East Asia. The Logistics Challenge
Smart glass is not categorized as standard building glass; it contains complex wiring and electronic micro-layers. This dual nature—being both a construction material and an electronic device—made customs clearance highly complicated. Standard clearing agents had previously misclassified similar shipments, resulting in the cargo being flagged for inspection, which inevitably led to agonizing delays and high detention charges. Once the vessel arrived, the containers were cleared on the dock and immediately loaded onto air-ride suspension trucks, bypassing temporary port warehousing entirely.
